    Thanks for any help! We are building a home in Sussex Co Delaware. 2 car garage with "bonus space" unfinished storage area above. This space is accessed in the plans by a door to the second floor inhabitable area. I am being told by builder there can be NO access between garage & this space. Local code calls for 5/8" ceiling 1/2" walls.

    If the stairway is separated from the garage by 1/2" gypsum, and no prtion goes through the garage area to get to the exterior, there would be no issues with an interior stairway. The ceiling would have to be protected with 5/8" gypsum based on 309.2 of 2003 IRC (we are way behind on adoptionof current codes).

    I have successfully used future code versions before to justify things and I think it will work here. Below is the verbiage from the 2021. They added heated garage to sunrooms. These are the exact insulation amounts we planned to use and the wall between the home and garage is totally compliant and airtight.
